Single Tenant Net Leased Properties
Throughout LCP's history, we have invested in strategically positioned commercial properties with proven tenants that have strong underlying credit or are otherwise characterized by sustainable creative concepts. These asset investments have consistently demonstrated stable growth and attractive returns with predictable cash flows.
Multi-Family Residential
LCP believes in the stability of cash yield generated by holding well-located, amenitized multifamily residential properties. We seek value-add multifamily properties where we can either invest in an existing asset through renovation and capital spend to drive rents and occupancy or invest in ground-up development of new multifamily properties located in the path of economic growth.
Value-add Office Buildings
LCP has historically specialized in office investments and spun out a portion of its portfolio into the publicly traded vehicle Lexington Realty Trust (NYSE: LXP). Today, LCP targets office buildings that can be acquired at significant discounts to replacement cost and are located in markets with strong barriers to entry. By repositioning the building and establishing a well-diversified tenant mix, LCP seeks to generate strong cash-on-cash returns with exceptional upside gains for our investors.
Land
LCP has invested in land under distribution centers, student housing projects, and retail properties, as well as undeveloped or underdeveloped land where development may occur in the future as it is in the path of growth. Since its inception, LCP has been an innovator in the creation and financing of leasehold structures to both facilitate the benefits of long-term real estate ownership for the landowner and offer attractive financing for the leasehold operators. LCP invests in long-term leased fee positions as a means of generating consistent cash-on-cash returns and as a vehicle for long-term wealth creation for our investors.
