Investment Description: LCP originated a $43.35 million construction financing for the Moxy Centennial Olympic Park, located in Atlanta’s downtown entertainment district. The 10-story, 183-room property will have a rooftop restaurant and lounge, a lobby bar, and ground-level retail. The hotel is scheduled to open during the second quarter of 2026. Situated in Atlanta’s Centennial Park District, the property will be a short walk from local attractions including the Georgia Aquarium, World of Coca-Cola, State Farm Arena, and the Mercedez-Benz Station, home to the Atlanta Falcons and Atlanta United FC of Major League Soccer. Located at 4860 West Kennedy Boulevard, the 1984-built hotel has amenities that include 14,321 square feet of meeting and event space, a rooftop swimming pool, a fitness center, and an attached parking garage. The hotel enjoys convenient access to the city’s main roads, making it easily reachable from Downtown Tampa and the renowned beaches and recreational attractions. Additionally, the hotel is situated less than two miles south of Tampa International Airport, which has recovered 100% of its pre-pandemic passenger traffic and is nearing the completion of an extensive $4.1 billion capital plan.

Investment Description: LCP, together with its capital partner Safanad, acquired the iconic Postcard Inn on the Beach, St. Pete Beach, Florida. Crescent Hotels & Resorts, LCP’s affiliate operator.
The property features 196 guestrooms, 300 feet of direct beach frontage, three food and beverage outlets,14,450 SF of indoor and outdoor meeting space, a fitness center, the largest pool on St. Pete Beach, a variety of recreational facilities, a development site currently used as a transient beach parking lot (separate from hotel guest parking), and 6,800 SF of leased retail. The 9.64-acre oceanfront resort is located just over a mile north of the historic Don CeSar on St. Pete Beach, a well-regarded vacation destination that was voted as TripAdvisor’s “No.1 U.S. Beach” in 2021.
In 2024, LCP successfully closed a refinance of the asset, with the loan proceeds used to pay off the existing debt and finance a comprehensive renovation of the property, which will further modernize the guestrooms and public spaces and enhance the food and beverage offerings.
